Zoning Information
Zoning is the classification of property within the city. The reason for classifying properties is to keep similar uses together. For example manufacturing with manufacturing, and not with single family residential. When zoning is not present in a city, it can result in anything going anywhere with no rhyme or reason and no control over appearances. For example, without zoning, a city might have a six story building next to a single story house, or a hospital next to a factory. Zoning helps protect property values and the people.Zoning classifications also control setbacks, or how close to the property line one can build a structure, yard sizes, the height of a structure, etc. This is helpful for residential areas to allow space for the children to play or for areas where one zone is adjacent to another zone. It helps keep buildings from towering over one another. It allows for maintaining individual properties without encroaching on a neighbor.
Zoning further establishes rules for everyone to meet, in order to keep the city looking nice and keep environmental concerns (such as pests, mosquitos, high grass, etc.) down. North Ridgeville is split into the following zoned classifications.
